Baldoyle — the racecourse lands
New builds, handovers and first lets
Baldoyle Racecourse ran from 1874 until 1972. Those lands are now the largest new-build site in this part of Dublin: The Coast, off Red Arches Road, and Stapolin beyond it, together permitted for close to two thousand homes and still going up.
Two kinds of work come out of that. After builders cleans at handover, where the job is builders’ dust rather than grease — window frames, radiator backs, the tops of doors, inside every press, floors last so nothing settles back down. And first-let cleans on the duplexes and apartments, a property type this corner of Dublin has far more of than most.
The older village
The streets around Main Street, Grange Road, Brookstone Road and Seagrange Avenue, and estates like Newgrove and Admiral Park, are a different job again — houses old enough to have original kitchens and bathrooms, and ovens that have seen thirty years of Sunday dinners.
Howth — three different properties in one village
Period houses in the village
Abbey Street still has 1840s houses with their original sash windows, overlooking the ruined abbey. Period glazing, old timber and original fireplaces need a careful hand rather than a scourer and a strong chemical, and we clean them accordingly.
The hillside and the harbour
Off Carrickbrack Road and Thormanby Road — Offington, Duncarrig, Santa Sabina Manor, Glencarraig — the houses are larger, detached, and tend to have a lot of glass facing the sea. There is also a steady trade in holiday letting around the harbour and the cliff path. Claremont and build-to-rent
Claremont, on the old Techrete site between Howth Road and the beach, added five hundred-odd apartments built specifically for rent. Purpose-built rental means tenancies turn over on a schedule, and somebody needs the apartment brought back to standard between them. That is end of tenancy work, against the same checklist an agent would inspect to.
Sutton — older housing, long settled
Sutton sits on the tombolo joining Howth Head to the mainland, and it has the oldest housing stock of the three. Around half of its homes went up in the 1960s and 70s, and very little has been built there since 2000. The original village on Strand Road still has its terraces and a few fishermen’s cottages; Burrow Road, Del Val Avenue and the roads off Sutton Cross are mostly mid-century family houses.
In practice that means a deep clean in Sutton is an older kitchen, an older bathroom and decades of paint on the woodwork. These take longer than a modern house of the same size, so tell us the age of the property when you ring and the quote will be right first time.
What the coast does to a property
Two things are true of all three areas and worth knowing before you book.
Salt. Anywhere with a sea view has it on the glass and on the frames, and it does not come off with a domestic spray. Internal window and frame cleaning is an option on every quote, and on this stretch of coast it is usually worth taking.
Hard water. Dublin’s supply is hard, so limescale on shower screens, taps and tiles is part of nearly every bathroom here. Descaling is included in a standard deep clean, not an extra.

You are based in Baldoyle — does that actually make a difference?
For short notice, yes. There is no travel time to build into the morning, so a same-week slot in D13 is usually possible when it might not be across the city. It also means we can call and look at an awkward property before quoting rather than guessing on the phone.
Can you do a changeover for a holiday let in Howth?
Yes. Short-turnaround changeover cleaning is a service we run for hosts across Dublin, including linen. Tell us the checkout and check-in times and we will tell you honestly whether the window is workable.
Do you do handover cleans at The Coast or Stapolin?
Yes — after builders cleaning is one of our main services. Ring with the handover date rather than your moving-in date, because the clean needs to happen in between.
Do you clean communal areas in the apartment blocks?

Is the property meant to be empty?
For an end of tenancy clean, ideally yes: furniture out, presses and wardrobes empty, fridge and freezer empty with the freezer defrosted. We also deep clean occupied homes — we just work around what is there.
