Four kinds of contract we run

Agents and management companies tend to need one of these, and often more than one across the same portfolio.

Scheduled communal area cleaning

The core of it. Stairwells, lobbies, lifts, corridors, bin stores and the glass at entrances, cleaned to an agreed schedule and signed off. End of tenancy changeovers across a portfolio

If you manage a few hundred units, you do not want to re-source a cleaner every time somebody hands back keys. We work on call for agents: you send the address, the unit size and the date, and it is cleaned to the standard you will be inspecting against, at a price you already know so you can quote the landlord without ringing us first. Handover cleans on new developments

New schemes hand over in phases, and each unit needs an after builders clean between the contractor finishing and the keys being issued. That is dust rather than grease, it wants doing in the right order, and it wants doing on the developer’s timetable. See after builders cleaning.

How a contract is set up

No long forms and no call centre. It runs like this.

  1. A look at the building. We call out, walk the common areas or a sample unit, and see the actual condition rather than guessing from a floor plan.
  2. A written schedule and price. What gets cleaned, how often, and what it costs per visit or per unit. Priced per site after the visit, so the figure holds.
  3. An agreed frequency. Daily, weekly, fortnightly or monthly on common areas; on call for changeovers and handovers.
  4. A named team and one contact. The same cleaners get to know the building. You deal with us directly, not a regional office.
  5. One invoice a month. Consolidated across the sites we cover for you, rather than an invoice per visit.

What we cover in common areas

Entrances and lobbies

  • Entrance glass, frames and door furniture
  • Mats lifted, cleaned underneath and replaced
  • Floors washed, including edges and corners
  • Post boxes, intercom panels and notice boards
  • Seating and any planters wiped down

Stairs, corridors and lifts

  • Stair treads, edges, bannisters and spindles
  • Corridor floors and skirtings
  • Lift interiors, mirrors and door tracks
  • Handrails and other high-touch points

Bin stores and service areas

  • Bin store floors washed down and deodorised
  • Bin lids and surrounds cleaned
  • Plant and meter rooms swept
  • Loose refuse and fly-tipping cleared to the store
  • Reported back to you where it keeps recurring

Washrooms and kitchens

  • Sanitaryware descaled — Dublin water is hard
  • Mirrors, chrome, tiling and partitions
  • Kitchen and canteen worktops, sinks and appliance fronts
  • Consumables checked and restocked where supplied
  • Floors washed and drains flushed

Why agents use us rather than a national contractor

You get a price you can pass on

Changeover cleans are priced on unit size, not by the hour, so when a landlord asks what the clean will cost you can answer on the spot. An hourly contractor cannot give you that.

We clean to the standard you inspect against

We have been doing end of tenancy work for agents since 2011, so the checklist is built around what actually gets queried at handback — inside the oven, the extractor filter, fridge and freezer seals, window tracks, the grout behind the taps. Not a general tidy.

We are in Dublin 13, not a call centre

Short notice on the north side and the airport belt is usually workable because there is no travel time to build in, and you are ringing the people who will do the work.

All Dublin postcodes and the surrounding county — city centre blocks in Dublin 1 and 2, the southside from Dublin 4 through 6 and 18, the northside from Dublin 3 and 5 out to 13 and 17, and the western suburbs in Dublin 12, 15, 22 and 24. Multiple sites across the city

If you manage buildings in several parts of Dublin, we would rather quote the portfolio than one block at a time. It is easier to route teams sensibly, and the pricing tends to be better for you than a series of separate contracts.

Contract cleaning questions

How is a contract priced?

Per site, after we have walked it. Common areas are priced per visit at an agreed frequency; changeover cleans are priced on unit size so the figure is the same every time. We do not quote contract work off a rate card without seeing the building, because the honest answer depends on its size and condition.

Do you do offices as well as apartment blocks?

We clean common areas in office and mixed-use buildings alongside residential developments. Tell us what the building is and what you need covered and we will tell you plainly whether it is work we are set up for.

Who supplies the materials and equipment?

We do, as standard. Where a building wants particular products used, or has consumables it wants restocked, that is agreed in the schedule at the start.

Can you work outside office hours?

Common areas are usually cleaned early or late so residents and tenants are not walking through it. Tell us the window that suits the building.

What happens when a cleaner is on holiday?

Cover is ours to arrange, not yours. The schedule is what you are buying, not one particular person.

Are you insured and vetted?

Yes to both, and we can provide the paperwork for your files before anyone is issued keys or a fob.

We only need one clean, not a contract

Then you do not need this page. For a single property use deep cleaning, house cleaning or end of tenancy cleaning and you will get a fixed price on the call.

Can a letting agent insist on a professional clean?
