Three kinds of cleaning job in Malahide
Malahide is not one housing type, and the clean is different in each. These are the three we are called out to most.
End of tenancy in the apartment developments
Most of the rental stock in Malahide is apartments, and it sits in a handful of named schemes — Marina Village, Robswall, Waterside and Jameson Orchard among them. Asking rents for a two-bed in those developments generally run somewhere between €2,000 and €2,800 a month, which makes a deposit worth arguing over.
So the job on an end of tenancy clean here is not making the place look tidy. It is getting it back to the standard the letting agent signed it out at. In practice that comes down to a short list of things that decide the inspection:
- Inside the oven, including the door glass and the racks
- The extractor filter above the hob
- Fridge and freezer seals, with the appliance empty and defrosted
- Window tracks and the runners on patio doors
- Shower screens and the grout behind the taps

Deep cleans in the 1960s and 70s estates
Away from the coast, a large part of Malahide was built between the mid-1960s and the end of the 1970s. Ard na Mara came first — a run of detached bungalows put up in the mid-sixties, the village’s first proper housing estate. Biscayne and Seapark followed in the seventies, then Muldowney Court and Seabury.
Fifty years on, these are houses with original presses, tiled kitchens and bathrooms that have been sealed and re-sealed more than once. Limescale on glass and taps is a given. A deep clean on a house like this takes longer than the same square footage of new build, so it is worth telling us the age of the house when you ring — it means the quote is right the first time rather than changing on the day.
After builders cleans on the new developments
At the other end of the scale, new houses have been coming on stream. Wellfield, off Streamstown Lane, launched its second phase in early 2025 — A2-rated houses with heat pumps and underfloor heating rather than a traditional boiler and rads.
A new build needs a completely different clean. There is no grease to speak of, but there is builders’ dust in every window frame, behind every radiator, on top of every door and inside every press. How long does a deep clean take in a Malahide apartment?
A two-bed apartment is usually a morning for a two-person team. An older three or four-bed house takes longer, particularly if the oven has not been done in a while. We give you a realistic window when we quote rather than a best case.
Does the property need to be empty?
For an end of tenancy clean, ideally yes — furniture out, presses and wardrobes empty, fridge and freezer empty with the freezer defrosted. We can deep clean an occupied home too, we just work around what is there, and anything inside a full press cannot be cleaned.
Do you do handover cleans on the new houses?
Yes. After builders cleaning is one of our main services and we work with homeowners, developers and builders. If you are taking keys on a new build, ring us with the handover date rather than the moving-in date — the clean wants to happen in between.
